From the Founder

I started buying houses in Michigan with my own money — cash purchases in Flint and Saginaw, cities where solid homes sell for less than a new car.

The first thing I learned is that these neighborhoods aren't short on good families — they're short on financing. Banks don't write $60,000 mortgages. So families who could easily afford a payment rent forever, and houses that deserve owners cycle through landlords.

Owner financing fixes both sides. I sell the home on a contract for deed: the family puts money down, makes a monthly payment they can afford, and ends up owning the house. I end up holding a performing note instead of a rental. And the lending partners who fund the purchases hold a recorded lien and collect fixed interest every month.

No part of this business requires a market to go up. It requires buying right, papering everything, and treating the families in our homes — and the lenders behind them — like the long-term partners they are.

How We Operate

Four rules we don't break.

    Cash only, deep discounts

    Every purchase is cash, below market value, in neighborhoods we walk ourselves. If a deal only works with appreciation or optimism, it doesn't work.

    Owner-occupants, not tenants

    We sell to families who choose the home, put real money down, and carry the pride of ownership. Down payments are earnest — a family with skin in the game protects the asset better than any property manager.

  3. 03

    Every deal stands alone

    No pooling, no blind funds. A lender funds a specific house at a specific address, with a lien recorded against that house. You can drive past your collateral.

  4. 04

    Paper everything

    Promissory Note, recorded Deed of Trust, lender insurance, closing statements. If it isn't in writing and recorded where the public can see it, it doesn't count.

Every deed and lien we describe is recorded with the county Register of Deeds — Genesee County for Flint, Saginaw County for Saginaw. Look up any property on our portfolio page by address. We'll tell you exactly where to search.

The document package

Before funding anything, you receive the complete paper trail: purchase closing statement, contract for deed, note, deed of trust, and insurance. Bring your own attorney — we prefer lenders who do.

A note on risk

Real estate lending carries risk — borrowers can default, properties can lose value, and past performance doesn't guarantee anything. We structure every deal so the collateral protects your principal even in bad scenarios, but we'd rather you invest with clear eyes than rosy ones. Read the documents. Ask the hard questions.
